If your roof could technically graduate from a 4 year college due to its age, it’s time to take a look at your roofing insurance to see the date that it’s been installed.
Roofs can last upwards of 25 years but getting a roof inspection yearly from at least 15 years old can help to extend the life of your roof. This is because a roofing contractor with experience and proper training can identify where it’s starting to weaken, or wear.
However, you can only repair your roof so many times before you need to fully replace it. Sometimes, a replacement is even more cost-effective than a repair.
When your roof hits its 20s it might be time to start looking into replacements and start saving in order to do so!
Roof Looking Worse for Wear
Whenever you start seeing the tell-tale signs that your roof is starting to look like it belongs to the abandoned home in a horror movie, it might be time to look at replacing the shingles and other repairs.
Shingles help to keep the roof protected and waterproof. When those shingles become damaged, fall off or otherwise compromised, it can do more harm than just causing cosmetic issues.
The flashing on your roof might also need replacing if it’s been warped, damaged or has come loose. Flashing provides extra protection around places where items are protruding through the roof (ie. chimneys, pipes, vents)

If your roof has plant life, looks like mold is growing on the ceiling or if the ceiling is cracked or leaking, it’s crucial to get your roof inspected by a professional.

It can cause far worse damage if left alone for an extended period of time.
The first signs of water damage, mold or leaks should be handled immediately. This could be the difference between a complete roof replacement or repair.
